Build New vs Renovations

Decisions, decisions... Do I build or buy and renovate ?  For Mid Coast Maine, buying an existing house and renovating is usually less expensive, BUT....It depends on how much renovation is needed.

Building can be more expensive, you buy the land, need septic, well and then site work. Site can be all over the place on every piece of land or lot. Trees, ledge, setbacks, zoning, power, landscaping, grade changes, all affect the cost.

The design; do you hire an architect, find a plan in a magazine or on line that you like. Then maybe some modifications. Most qualified builders can take that plan and either build from it or make modifications as needed. Are there any structural considerations you might need to consult with a structural engineer on ?

Picking materials and finishes.....The list can be long. Siding, roofing, windows, detail, exterior trim, decks, porches, etc. On the interior, handi-cap accessible ? Ceiling heights, doors, interior trim, detail, kitchens, bathrooms, stairs, flooring, ceramic tile, lighting, heat systems, security, use of solar, detail, detail, detail...

Buying an existing and renovating...If you think you will be making extensive changes, you might call in a builder to consult before you sign on the dotted line.
