Thomaston — Thomaston Planning Board approved a preliminary plan for a Starbucks near Applebees on Route 1, with a drive-thru and additional possible retail stores or restaurants in the same building location.

Jake Modestow of Stonefield Engineering and Design presented the plan to the board June 21.

Modestow said the plans were all preliminary, and it was unclear what other businesses could move into the available retail location. “Starbucks is the only one that has solidified their interest in the property,” Modestow said.

The proposed building is 2,460 square feet and the retail space is 4,240 square feet.

Modestow said the property is currently vegetated, and there are some wetlands. The developers are trying to determine the best location to build..

Planning Board Chair Joanne Richards said the developers need to apply for conditional use for the Starbucks, as the lot is zoned for retail and conditional use for fast food and restaurants.

Richards said the town had granted the same conditional use for Dunkin Donuts. She said she likely had notes from when that business came to town, and would look to see what the Planning Board had done in that case.

“We like the concept,” Richards told Modestow. The planning board does not vote on preliminary presentations.

The project will come before the Planning Board again with the necessary forms and plans. Richards said the developers should contact the board to be added to the agenda when they were ready. “Make sure you have a really nice landscaping plan,” Richards said. She said this was very important to many residents.

“I promise you we will come back with a more detailed plan,” Modestow said. He said the developers hope to open in spring or summer of 2023.

Planning Board member Kim Matthews told Modestow he should prepare himself to hear from residents when the word gets out, because they will be excited for a Starbucks and will want to know when it is opening.

The board also heard a preliminary plan for a storage space on Dexter Street Extension owned by Bernard Bishop.
