The Planning Board approved Hope Orchards' site plan for renovations to the barn at 431 Camden Road, adjacent to the home of owners Brien and Emily Davis Tuesday, July 1.

Brien Davis had come to the Board May 6 to let the members know of his proposal to build an enclosed porch on the east side of the barn to house a seasonal home kitchen for the preparation of products from the orchard to be sold in Hope Orchards' store. He also proposed to build two apartments, one 850 square feet, the other 1,000 square feet, at a later time, but wanted to have the necessary approvals in hand ahead of time, he said Tuesday. In addition, Davis has paved the barn driveway.

Davis said the reason for the renovation was, “to keep the structure alive and weather-tight.”

The porch to house the kitchen is already under construction. With regard to the apartments, the Board told Davis at the May 6 meeting that the main concern would be the provision of an adequate septic system. Hope Orchards shares a septic system with the Town Office and the School Union 69 Administration office. According to the site plan, the system has a new 1,000-gallon septic tank, and Code Enforcement Officer Jon Duke has certified that it has sufficient capacity for the proposed apartments. Davis has two years from the date of the Planning Board's approval to present a plan for the apartments.

Duke said Wednesday, July 2, that when Davis is ready to build the apartments, he will have to apply to the Board of Selectmen for approval, and that portion of the project might be subject to a town meeting vote, because the septic system is shared with the town.

In other business, the Board elected officers for the next year. Tug Kellough was re-elected as chairman, John Fallows was chosen to serve another year as vice chairman and Jessica Snyder was voted in again as secretary.

The Board tabled the other item on its agenda, a subdivision off Route 235 proposed by Eric Simon, in order to give ample notice to abutters to the project. A meeting was set for Wednesday, July 16, at 3:30 p.m. in the Town Office to consider the item.
