A public hearing will be held Tuesday, May 10 on plans for a combination convenience store, gas station, car wash and McDonald’s in front of Lowe’s on Route 1 in Thomaston.

The meeting with the Thomaston Planning Board is scheduled for 7 p.m. in the Watts Hall selectmen’s room.

Developer David Latulippe has presented plans for the project to the town. He said McDonald’s has signed a lease to operate there. The restaurant will include a drive-through.

The Massachusetts-based company Nouria Energy would be the tenant running the station there. Nouria has a station in Wiscasset that includes Shell fuel, McDonald’s, a car wash, a bank and a convenience store. The Thomaston project is expected to be similar to the Wiscasset station, but it will not have a bank.

While Nouria Energy is the tenant, the property itself will be owned by Thomaston Property Holding LLC.

Thomaston Property Holding LLC filed two applications with the town for the project to be located on the Lowe’s out-parcel at the intersection of New County Road (Route 1) and Dexter Street. The first was for the conditional use granted by the Board of Appeals and the other was a site plan review application with the planning board.

In the site plan review application, the developer estimates the project will cost $1.35 million and be completed by Oct. 1. The proposed building will be about 8,736 square feet, according to the application.
